New York City’s first fully electric-powered skyscraper in Downtown Brooklyn is nearly 80% leased.

The 44-story, mixed-use tower at 505 State Street, developed by Alloy Development, features 440 rental units and is part of a two-phase project called the Alloy Block. In addition to residential space, the development includes 50,000 square feet of retail space and two schools: the Khalil Gibran International Academy High School and The Elizabeth Jennings School for Bold Explorers, the city’s first two Passive House-certified public schools.

Alloy Development touts 505 State Street as a “smarter space for better living” on its website.

The residences range from studio to three-bedroom apartments, with rents starting at $3,475 a month for a studio and going up to $11,200 for a three-bedroom. Forty-five units were set aside for an affordable housing lottery, which received more than 100,000 applications on NYC Housing Connect, and all units have since been leased.

The apartments are designed to be bright and airy, with oak wood floors and exposed concrete ceilings and pillars. High-performance, 7.5-foot-tall floor-to-ceiling triple-paned windows increase energy efficiency and block out city noise, providing a quiet space with sweeping views of Brooklyn, Manhattan, and beyond.

The building complies with New York’s upcoming ban on fossil fuels in new buildings starting in 2026 and operates with a goal of carbon neutrality. Locally sourced renewable energy powers a fully electric boiler and all-electric heating and cooling systems.

The kitchens feature induction cooktops — no gas stoves — alongside built-in pantries and energy-efficient integrated appliances. Residents can control heating and air conditioning via an app connected to Ecobee smart thermostats.

505 State Street also offers a range of no-fee amenities, including a rooftop oasis 500 feet above Brooklyn, with a pool and terrace overlooking the historic Williamsburg Savings Bank dome and clock. Cabanas, outdoor grills, and the Sky Lounge provide spaces for gatherings with family and friends.

Residents can work out in the 3,000-square-foot gym or practice yoga in a separate studio.

For collaborative work, a large workspace equipped with a kitchen, conference rooms, and call rooms is available. Residents can also unwind in the Grow Room, a tech-free, calming green space with seating areas surrounded by hundreds of plants.

The children’s play area, featuring a custom mural by Maru Godas, provides young residents with a place to unleash their creativity and expend energy on rainy days.

Additional amenities include a 24-hour attended lobby, a mail and package room, community concierge, laundry facilities, pet wash, bike room, and an in-building coffee shop by Yafa, a family-owned, small-batch roaster in Sunset Park.
